Buying a home is a very exciting process; however, there is a lot to consider when you decide to buy a house. Here are a few questions you may ask yourself before searching for your perfect property:
A good idea is to make a list and prioritize your needs or “must-haves” before beginning your search. Are you interested in a large backyard, a certain school system, or a specific neighborhood? Whether you are looking for single-family homes, multi-family homes, condos, etc., it is important to choose the type that best fits your needs.
Before starting the search process, review your credit history and make sure you are in good standing. You will need to meet with a lender or lenders if you would like to shop around to get pre-approved. Pre-approval from a lender is based on your actual income, debt and credit history. After you speak with a lender and you are pre-approved, you will have a better idea of what kind of homes you want to look for. Once you are ready to purchase the right home, a pre-approval letter will put you in a better position to make a serious offer.
The buying process varies depending on the buyer’s circumstances and what the real estate inventory looks like in the surrounding areas you are searching for. Typically, once we go under contract, the process normally takes between 30-60 days depending on the lender and what has been negotiated.
You actually do not pay for buyer’s agent representation. Buyer’s agents are compensated by the seller of the property. However, there may be some instances, like a “for sale by owner” listing that is not willing to work with an agent, and then the buyer’s agent and the buyer may have to work something out that does not include the seller. This is usually not the case and would be considered very rare!
